When is the best time to put your home on the market?
Many sellers take their home off the market during the holidays then don’t go back on the market until May…BAD IDEA.
This time of year – Inventory of homes drops dramatically … and with less choice for buyers your home will stand out. Also with less homes in competition with yours you will be in a stronger position to get the price you want.
If you wait until Spring or Summer there’ll be an influx of homes which can force competitive pricing. That’s when listing prices drop (through price reductions) and buyers feel like the market is softening. Sold prices can still be climbing but because of softer listing prices buyers feel they can negotiate, and with more choices the reality is they can.
Also the FED has lowered interest rates . It’s a great time for buyers to make the move now and avoid a higher payment later, plus qualify for a higher purchase price.
Don’t miss a serious buyer – and don’t you think they have to be serious to run around looking at homes when it’s 42 degrees out rather than watching the ball game drinking a hot toddy?
